Whilst we are sure you'll have many questions, here are a few of the most common things we are asked at the beginning of the process.

Where do you build?
To ensure the work can be done by our quality tradespeople, that we have a trusted relationship with, we offer a 1-hour travel radius from Gympie town centre.
How long does it take to build my home?
We allow 280 days in Construction on all Contracts (This will vary on Two Story or enormous homes…). Smaller homes are generally completed well within this time and Steve will keep you appraised of a more accurate completion day as construction progresses.
Do you have House and land Packages?
No. We feel that where you live is a very personal choice and do not want to push you towards any specific site. We have close relationships with nearly all the local Real Estate agents and can put you in touch with one, if you do not have one that you are already working with. We are happy to provide advice on the strengths and or weaknesses of any sites that you are considering and advising on home designs to suit before you commit to them.
Do I have to pay to get a house design customised to suit me?
No. We offer a full design consultation service at no cost. We will work with you on all aspects of your design and inclusions, to make sure it suits all your needs. We will complete a site visit with you to confirm all requirements of building your home and provide a detailed quote. When you are happy with this, we will go to a Lump Sum Build Contract with a fixed price and your will then be required to pay your deposit to progress to Construction Plans and the rest of the process.
Will you come to my site to advise on how to best build there?
Yes, we are happy to do a site visit as early in the process as needed to ensure that we are creating a plan that suits you and your family and your site perfectly.
Do I need to arrange a soil test on my site?
No. We have a lot of experience with the common soil types in our build area and can make an accurate allowance in your quote. We do allow for a soil test in your Contract that will be used to confirm the footing/pier detail and the Effluent Design (if applicable).
Can I bring you my own plans for you to quote?
If you have confirmed full ownership of your plans, we can use them to quote, but we will have Construction Drawings completed for the build process. We offer no-cost design service to take your rough sketches to a CAD Design plan to be able to prepare a quote and Contract. So, there is no need to have plans drawn up anywhere else. We also have cost effectiveness in mind when helping you create your design and will guide you with this as an important consideration. Not just run off with Grand Design ideas.
Can I supply my own items to be used building my home?
Owner supplied items within the construction of a home have brought issues, delays and increased costs to a build. We do not allow for Owner supplied items to be used on our builds. We have some Clients that ask for inclusions beyond our excellent standard inclusions, and we are more than happy to source and include these items. This allows us to maintain our quality and timeframes and keep the process simple.
Am I required to sign a Preliminary Agreement and pay an up-front deposit?
No. We work to perfect your plans and inclusions and provide you with an accurate quote, following a site inspection and will progress straight to a Contract with Fixed Price when you are happy to proceed.
Can I make any changes once I sign a Contract?
Yes, you can request changes after Contract. Our process allows for plan tweaks to be made at the Owner Approval/ Colour Selection stage and all inclusions will be reviewed and changes can be made. A detailed Variation with all changes items so that Clients can decide to go ahead or not. The costs or deductions of the items will be provided, and any changes will be additional to the Contract price.
Can I make and changes during Construction?
Changes can be requested and will be assessed as to whether they are possible. It may be that items are already ordered or booked for installation. If it is possible, then we can advise of the cost implications and any possible time delays and Clients can proceed if they wish. All Variation requests are subject to an Administration Fee, as detailed in your Contract documents. (There is increased risk of creating problems if changes are made during Construction, so we work hard on confirming all selections at the start of our process to keep any variations to a minimum.)
